A recording law where the person who records first, without notice of prior unrecorded claims, has priority. Race-notice statutes operate just like notice statutes except they protect a subsequent bona fide purchaser only if she records before the prior grantee. The subsequent purchaser is protected if she is without notice and wins the race to record title.
