Facts

Nichols conveyed land to parties using that left one of the descriptions in the deed ambiguous as to whether a 175-foot measurement begins at the western edge or in the center of Main Street. The street is 66 ft. wide and the answer affected a 33-foot-wide strip of land at the boundary between the land of the parties. The lower court and appeals court ruled that the starting point is the side of the way.
