Keech v. Sandford

Facts

A child (P) had inherited a lease. Sandford (D)was entrusted to look after this property until the child matured. Before the lease expired, the landlord had told D that he did not want the child to have the renewed lease. Instead, the landlord gave D the opportunity to lease the property. D took him up on the offer. When P reached majority, he sued D for the profit that he had been making by getting the market's lease.
