Facts

Carmel (D) granted an option to Duane (P) to buy D's real property. D refused to convey when the option was exercised. P was eventually granted specific performance. D appealed; an accounting was in order to avoid an inequitable result for all the income, expenses, and improvements made to the property during litigation.
