On May 14, 1946, Thomas deeded the same property to his son, Charles Alexander (P) and it was recorded on the same day. P paid $1,000 and agreed to care for him for the rest of his life and pay for the burial. P recorded his deed the same day. P lived on the land with his father until his father's death. P then sued D to quiet title. The court found for D. P appealed.
