Facts

Kolea (D) had two leases with Albert M. Greenfield & Co. (P). One was for a building, and the other was for the surrounding property. The building was destroyed by an accidental fire. The barricades that were put up prevented the use of any of the property in the leases. P refused to pay rent on either lease. P sued D for breach of the two lease agreements and was awarded judgment. The appellate court upheld the judgment. D appealed.
